Chip and Joanna Gaines’ Latest Listing Has 14 Bedrooms, and You Won’t Believe Why

Chip and Joanna Gaines seem to have some kind of magical ability to turn anything they touch to gold—whether it’s a hit TV show, a home decor line at Target, or a vacation rental side biz that stays booked all year long.

In addition to all these endeavors, the “Fixer Upper” stars also own Magnolia Realty, a full-service real estate company with listings in Waco, TX, and surrounding areas. A quick scroll through the homes for sale show a majority of modest single-family properties. But there’s one brand-new listing that particularly caught our eye because it has—count ’em!—14 bedrooms. Wanna wager a guess why?

If you’re thinking “hippie commune,” we give you props, but the correct answer is it’s a hotel: The Midland Hotel, listed for $2.35 million, is situated in Hico, about 70 miles from Waco. Built at the turn of the century, this old Western-style hotel was purchased in 2014 and renovated in 2016 by Les and Amber Branson.

So while Chip and Jo may not have personally done the interior design, we can see why they took this sweet piece of real estate under their wing. From its saloonlike bar to its reclaimed wood ceilings, the whole place sports an “industrial farmhouse” vibe that bears a striking resemblance to the “modern farmhouse” style that made Chip and Jo famous. Plus the Bransons, like the Gaineses, went all-out to preserve the hotel’s historic elements and original charm.

“Fixer Upper” fans will no doubt salivate over this place—so hey, if you have a couple of million dollars and always dreamed of running your own hotel (um, in Waco), here’s your chance! The hotel is up and running, so pretty much all you’d need to do is plunk down your money and start greeting your guests.

However,  if you don’t have money to burn, maybe the hotel is worth a visit. At the very least, go ahead and soak up all the amazing farmhouse decor ideas within by taking an inside tour and checking out these pics.

Reclaimed wood ceilings

One element that can be seen throughout the property is reclaimed wood from the original hotel interior. It was used to build the ceilings in the lobby, restaurant, and bar area, according to listing agent Paula McDonald with Magnolia Realty, The Grandbury Team.

The decor of the bar, called the 1896 Saloon, looks like it could have been lifted from the set of “Westworld.” Wraparound wooden bar? Saloon-style back bar? Longhorn wall hanging? You can’t get more country than that. The metal pendant lights do a great job of adding an industrial point of view while still keeping the look true to the historic town it’s in. The way-cool salvaged stone wall gets bonus points!

Adjacent to the bar is the Chop House restaurant, which boasts three dining areas. The one particular Gaines-friendly element that caught our eye? Sliding barn doors right smack in the middle of it all. Binge-watch any given season of “Fixer Upper,” and you’ll see Jo use this farmhouse chic staple in many of the houses.

Rustic finishes

The whitewashed wood door and exposed brick are prime examples of the authentic rustic finishes that the Bransons bestowed upon this historic property. If you have such gorgeous bones to work with, why wouldn’t you let them shine?! It’s these unpretentious design choices that give the place its homey feel.

The lobby and hallways aren’t the only places you can find the original brick exposed. Portions of them can also be found in some of the guest rooms (see above). We love how the Bransons carefully preserved segments of the wall and surrounded them with more modern drywall and window trims.
