A pre-Civil War plantation is now on the market for $39 million, making it Georgia’s most expensive home. Originally used as an agricultural plantation, it was later turned into a quail-hunting plantation, which it remains today, along with a farming operation.

The current owner, who bought the property in Central Georgia about 15 years ago, had significantly restored and enhanced the property, including the 3,100-square-foot main house.

“It’s classic Southern antebellum architecture, and it’s beautifully furnished, with crystal chandeliers in almost every room,” says real estate agent Ed Pope of Pope Land Co., who is co-listing the property with Walter Hatchett of Jon Kohler & Associates.

Located midway between Atlanta and Savannah, the main house is just a small piece of what you get. The sale includes approximately 8,400 acres, of which roughly 2,300 are electric-irrigated farmland, currently in use for sod production and row crops. The farmland can be leased out to farming operations, bringing in significant rental income.

There’s also a 3,000-square-foot fishing lodge assembled from two houses from the 1880s; it sits next to the 159-acre man-made, deep-water lake for fishing and boating. A recently built 2,300-square-foot boathouse comes with two slips, three lifts, and living quarters upstairs, including three bedrooms and full baths, a kitchen, and living areas.

The land is dotted with smaller ponds as well, including one that measures 7.3 acres. It has been managed for hunting for wild quail, deer, and turkey. Quail-brooding fields were also established to set up the property as a quail-hunting plantation.

Other features include 4,000 linear feet of grass-strip airplane runway next to a shop and hangar; a six-trap, skeet-shooting range; lakeside cabin; recreational cabin; springhouse; and a 30-run kennel.

“It’s a beautiful piece of property,” says Pope. Whether you’re drawn to the income-generating ability of the farmland, the hunting and fishing potential, or the potential of the enormous space, all you have to do is be able to afford it.
