For HGTV Junkies, Vern Yip’s Former Florida Retreat Might Be a Beachy Dream

Rosemary Beach, FL, is New Urbanism town along the Gulf of Mexico between Destin and Panama City that attracts design-oriented residents and vacationers, as well as a few celebs.

They include interior decorator Vern Yip, who memorably appeared on the early seasons of “Trading Spaces” and went on to become a judge on “HGTV Design Star,” the network’s popular design competition.

The Florida house he built—and designed—in 2013 is now on the market.

Yip lived in the home for two years with his husband and two kids before selling it to the current owner in 2016 for $4.9 million.

“Vern started coming down to Rosemary Beach several years ago, and he was looking for a project,” says Marilyn Carson of Rosemary Beach Realty, who listed the home for $5.5 million. “They’re always down here.”

Yip used the 2,828-square-foot property as a second home, renting it out to vacationers, before moving on to yet another design project nearby.

The home’s infinity pool with views of the Gulf is an obvious standout.

“That second-story pool is one of a kind,” says Carson. “Vern built it above the two-car garage.” And in true New Urbanism fashion, Yip “used every piece of the lot. There’s no wasted space.”

The home has four bedrooms, five baths, and several patios and porches. The master suite takes up the entire third floor, featuring a sitting area, walk-in shower, and free-standing tub.

What’s also unique about this home—it’s one of the town’s newer homes. Most area properties were built shortly after Rosemary Beach’s 1995 founding and into the early 2000s.

“Everybody knows this house—it’s kind of iconic,” says Carson. “It’s only two blocks off the boardwalk to the beach and one block off the green.”

The next owner can count on continuing to earn around $300,000 in annual income from the Rosemary Beach Cottage Rental Program, says Carson. The home is a popular rental for wedding weekends, given its location. About 30% of residents live here year-round; the rest use their properties as vacation homes, says Carson.
