Tamra Judge from “Real Housewives of Orange County” is moving on, and up! The reality TV star has just bought a new house in Coto de Casa, CA, which was listed for $2,095,000.

This is just the latest twist in a torrid real estate tale that began in December 2017, when she purchased a 3,930-square-foot, five-bedroom, four-bath home in Ladera Ranch, CA, for $1.63 million. Yet nine months later, she listed the place for $1.8 million, believing the house was “jinxed” due to all the dark events that occurred after she moved in. (Her husband, Eddie, underwent heart surgery, her dog got cancer, and her guinea pig died.)

So off she went to find a new, unjinxed house—and apparently found what she was looking for in the 4,840-square-foot, six-bedroom, four-bath monstrosity she now can call home. Indeed, the place seems to have plenty of good vibes at first glance, with an oversized quarter-acre lot with pool, spa, and “virtually no neighbors,” according to the listing.

So how does her new home compare with her old one—is it a major step up, step down, or a shrugworthy swap? Was her old home’s “bad juju” truly worth abandoning for her new digs, and is this place destined to be luckier than the last?

Does Tamra Judge’s new home have bad juju, too?

In terms of location at least, many agents say Judge took a step in the right direction, however hastily.

“Tamra is taking advantage of the real estate motto: location, location, location,” says real estate agent Sheryl English.

“A Coto location and address is more beneficial than one in Mission Viejo. This is a step up, and a beautiful property, I might add,” says English. “Whether she takes a loss on the existing home, she will make up in equity in her new home.”

“Ms. Judge made an excellent decision because Coto de Casa is an excellent master-planned, gated community with extensive amenities,” says Jordan Barkin, a real estate agent at Harry Norman Realtors, an exclusive affiliate of Christie’s International Real Estate.

“I am actually surprised she was able to get a home with updated amenities in the neighborhood for such a fair price,” Barkin continues. “Tamra will most probably be able to sell the house for a profit in the future, should she choose.”

And that’s particularly good since Judge almost definitely lost money when impulsively dumping her old digs back in Mission Viejo.

“It would be next to impossible to make money on the Mission Viejo home when you factor in the acquisition costs along with renovations and closing costs,” says California-licensed real estate agent Cara Ameer.

“Even if she got full asking price for this home, it does not leave much room for a return on investment,” Ameer adds. “I’m guessing her loss was in the range of $300,000 to $350,000, when you factor in everything involved.”

But for Judge’s peace of mind, a change in location may have been worth it.

“Emotion played a huge role in her decision to sell and likely overrode any financial logic because she felt the home was jinxed,” Ameer says. “There is really not much you can do to change that feeling, short of hitting the lottery, to overcome all that happened to her since she bought the house.”

In Ameer’s estimation, this new house seems like a step up.

“Space-wise, she is getting quite a larger lot that is more spacious and private, versus her former home,” she goes on. “The pool and outdoor space is not as blinged out, but it’s not that she couldn’t take the outdoor space to the next level on the new house; the potential certainly exists for that.”

Last but not least: At her new address, Judge will be neighbors with fellow cast mate Vicki Gunvalson, a longtime Coto resident, Ameer points out.

“Perhaps that will make filming the various get-togethers of these women a bit more interesting,” she says.

So far, at least, it looks like this new home should be luckier than Judge’s last.
