Little Shack on the Prairie From ‘Fixer Upper’ Season 4 Is Listed or 0K

Joanna Gaines of “Fixer Upper” called this project “the most dramatic transformation of Season 4!” on her Magnolia blog. But we think the “Little Shack on at the Prairie” should also be known as her GOAT renovation—as in the greatest of all time.

Now a lucky buyer has a chance to snag the modern farmhouse from the Season 4 finale, which just landed on the market for $400,000.

When she and her husband, Chip, first came across a wobbly shack on just over an acre of land in Crawford, TX, about a half-hour outside of Waco, it was no remote love shack. It was little more than four wood walls, some shiplap, and a colony of carpenter ants, all topped by a rusted tin roof.

The buyers paid a mere $12,500 for the property, and the Magnolia team went to work with a budget of around $150,000 for the finished home.

They took the shell of the original shack and made it into the centerpiece of the home, then added new bedrooms and bathrooms on each side. The result? A thoroughly modern four-bedroom farmhouse that’s basically brand-new.

Chip and Jo put their all into this particular project, because the buyer was the executive producer of “Fixer Upper.” Michael Matsumoto and his wife, Jessie, had moved to the Waco area from Los Angeles to work on what would become HGTV’s biggest hit.

The couple had rented in Waco for a few years and wanted room for their kids to play. When the opportunity arose for Matsumoto to be on camera (instead of behind it!) and receive a Magnolia renovation miracle, it was too tempting to pass up.

We popped the popcorn and watched as Joanna incorporated the Matsumotos’ desire for a unique “industrial farmhouse” style.

“I loved the way this unique spin on the classic farmhouse look took well-loved details like shiplap, concrete countertops and repurposed wood to a new level, and it perfectly fit the needs of this sweet family,” wrote Joanna.

The home now sits on a lush green lawn where dirt, rocks, and weeds once dominated.

Inside, the open floor plan is illuminated by tall windows with custom treatments courtesy of Joanna’s design skills. The Magnolia team raised the roof on the old shack and created a vaulted ceiling over what’s now the kitchen and living room.

Joanna repurposed beadboard from the original shack into the ceiling on one of the kids’ rooms. She also made use of the shack’s original shiplap throughout the living room. Best of all, in the master bedroom, there’s a dark wood ceiling as well as sliding barn doors made from boards salvaged from the exterior of the shack.

To achieve the industrial aesthetic the Matsumotos wanted, Chip came up with concrete countertops in the kitchen and master bathroom. Joanna added suspended metal shelving above the kitchen island and sprinkled in plenty of her patented touches to get the right feel. Tin from the shack’s original roof was repurposed as the ceiling above the outdoor dining room.

The entire acre lot has also been improved with an array of additions not seen on the episode.

It now features raised garden beds; a large play area with swings, a slide, and a playhouse; a climbing wall; a basketball court; a shipping container for storage; and two sheds.

One of the sheds has been equipped with air conditioning and hardwood floors, to be used as a gym, studio, or office.

The Matsumotos have been renting out the house on Airbnb for the past few months, starting at $350 per night. They enjoyed living out in the country, but added a set of twins to their family shortly after the project was finished. Matsumoto also wanted to be closer to Magnolia headquarters in Waco, where he’s working on the launch of Chip and Jo’s new network.

This means another Gaines original has landed on the market. With 1,700 square feet of space, the price per square foot on this restored residence comes out to $235—which is more than double Crawford’s median price of $96. But we figure a buyer will be willing to pay a premium for this pedigreed property.
