The days of cowboys may be long gone, but you can live out your Western fantasies at a ranch-style retreat that’s up for sale.

The 16-acre California ranch looks like an authentic Wild West town—and for a mere $1.5 million, you can reenact the Gunfight at the O.K. Corral in your own backyard. (But maybe with water guns, OK?)

It’s located down the street from Pioneertown, an Old West–inspired movie set and tourist attraction founded by Roy Rogers. Dozens of motion pictures were filmed nearby, and while the ranch for sale wasn’t ever used for filming, it is set up to feel authentically Western.

“It’s basically a private home with an extraordinary backyard,” says listing agent Tim Schneider. “It looks just like a movie set.”

Floor-to-ceiling windows fill every wall of the house’s main entertaining area: an expansive space centered by a gorgeous kitchen, which features a wagon-wheel chandelier. The home’s four bedrooms all have hardwood floors— essential for that Western vibe—and tall ceilings. Many open directly into the desert, transforming “waking up” into an unforgettable experience.

While the space isn’t currently zoned for weddings and events, Schneider says there’s a possibility of changing that designation.

In addition to the property’s elaborate livable spaces, a number of movie set–styled façades stir up the Western drama. Stroll by the barbershop, hotel, church, jail, general store, and “house of negotiable affection.” Equestrians will enjoy the stable, which isn’t just for show: There’s room for eight horses and three riding rings.

The current owners primarily rent out the ranch on Airbnb, charging around $1,000 a night for the entire property. Nearby attractions also include the 25,000-acre Pioneertown Mountain Preserve and miles of hiking trails and ruins. Joshua Tree National Park is 20 minutes away and Palm Springs is 40 minutes away.

All of the furniture is included in the sale—making this Old West property a mite more interesting for a prospecting home buyer.
