massive estate in Brookline, MA, custom-built for Reebok founder Paul Fireman recently had a hefty $31 million price cut. Known as Woodland Manor, the 26,000-square-foot home on over 7 acres is now available for $38 million. 

The mansion originally landed on the market in 2016 for $90 million. It reappeared in early 2019 for $69 million, then was reduced to its current price in mid-February.

The original offering included 14 acres, but the new listing price comes with less acreage. For $38 million, the buyer will receive the house and half of the original parcel, notes listing agent Jonathan Radford.

“Splitting it up and presenting it on fewer acres substantially increases the buyer pool,” says Radford of the new marketing strategy.

The home and the full 14-acre parcel are still available, but for the higher price of $55 million. This is still quite a discount from the original price.

While private and secluded, the property is located just five miles from the heart of Boston. The grounds are a “breathtaking tapestry of rolling lawns, ponds, sculpted rock outcrops, and a horticultural encyclopedia of specimen plantings,” according to the listing.

The main house is clad in limestone and made of concrete, wood, and steel. The sturdy construction was designed to withstand the harsh winters and hot summers of New England. Precast concrete flooring helps provide soundproofing between walls and floors.

There’s also a 5,000-square-foot terrace for alfresco entertaining.

Upon walking in, you’ll find the grand entrance hall topped by a domed ceiling. The space features a curving staircase. The formal living and dining rooms can be found to the right and left of the entrance hall. “We took a significant amount of time to carefully create and design a home for day-to-day living, as well as casual and formal entertaining. It has truly served as our sanctuary and we will treasure our experiences and memories of this home,” Fireman said when the home came on the market. He and his wife, Phyllis, enjoyed this home for almost two decades.

Calling it a sanctuary undersells this magnificent mansion. It’s a one-of-a-kind offering on the East Coast.

“To find a 7-acre parcel is quite extraordinary, not only by its size and location, but to be so close to Boston,” says Radford.
