This large (17 hectare) property, located only 7km from Bavet City Centre with direct access to National Road 1, is now for sale.
The land is being used as a mango plantation and has direct access to National Road 1 (ASEAN highway) and Provincial Road 316B (currently being upgraded).
The land lies south of NR 1 between km 156 & 157. Bavet City is 7km to the east and Chiphu is 7km to the west. The border to Vietnam is less than 10km.
There are a number of small roads on the property that can be used by small vehicles.
The land has been operating as a bio-organic mango plantation since 1997 and has been fenced off from neighbouring properties. The land has 3,000 mango trees and is fully irrigated with a connected system of canals, reservoirs and wells (24 – 27m deep).
The well water is of good quality, largely due to bio-organic practices used since 1997. The owner has not used chemical insecticides, pesticides, fungicides, herbicides or fertilizer – only natural products. The soil is unpolluted and the area is abundant with wildlife.
At the entrance is a solid stone house and nearby is a well, two ponds, WC shower room for staff. In the centre of the property is a turtle/frog breeding area 70m x 35m protected by a stone wall. There are also 2 walled ponds (10m x 30m) which can also be used either for fish or frog raising.
The plantation is in a very special location. It is opposite the only communal forest in Bavet (Prey Koki) and close to the Mango Temple (Wat Svay Kandal) – the former location of the biggest and oldest mango tree in Svay Rieng. This mango plantation is a natural paradise of tranquility near the busy city of Bavet.
The plantation and the land south of the plantation into the direction of Mango Temple (Wat Svay Kandal) could be easily transformed into a gated community of exclusive villas and apartments with a golf course and swimming pool or a centre for medical treatment.
