Penelope Spheeris directed the rock comedy classic “Wayne’s World,” and she’s also responsible for “The Decline of Western Civilization” films, a trilogy of documentaries about punk rock, heavy metal, and the gutter-punk lifestyle.

In total contrast to that head-banging vibe, the accomplished filmmaker owns a very Zen Mid-Century Modern in the hills of Studio City, and she’s now renting it out for $8,950 per month.

For the monthly price, a tenant will get three bedrooms and 3.5 baths spread over 3,659 square feet of living space.

In addition, you’ll find killer views of the San Fernando Valley, because the home sits on an elevated three-acre lot overlooking Studio City’s famous Silver Triangle, across Ventura Boulevard, and beyond.

There’s also a pool and a pool house that would make an ideal home office, studio, or a guest bungalow.

Nearly $9,000 a month may sound steep for a three-bedroom house, but the fact that it’s situated just a hop, skip and a jump from Disney, Warner Bros., ABC, and CBS studios counts for something (they don’t call it “Studio City” for nothing). It’s also located in the esteemed Carpenter School District, which is one of the best in the county.

Local agents we spoke with believes this would be the ideal rental for an actor with a family making the move from New York to L.A. It’s a chance to dip a toe in the waters of the area before committing to a purchase. It could also be a nice fit for Rams or Chargers players new in town and looking to rent a family home near good schools.

Spheeris has directed, written, and produced multiple film and television projects, and is reported to be working on “The Decline of Civilization Part IV,” although there is no word yet on which facet of the music industry it will cover.
